The third stage focuses on the ground floor: a more open layout, renewed services and an insulated floor with underfloor heating.

The existing rooms need to connect more naturally. This combines structural openings with work that will later sit beneath the new floor and behind the walls. This stage is planned to start in late October 2026.

02 / Step by step
Phase 1
We will prepare the work areas and temporarily support the load-bearing structure according to the structural plan. The agreed wall openings and steel beams follow. New openings connect the living spaces, with final beams and bearings following the engineer’s drawings.
A wider opening changes how loads are carried. Temporary support and permanent beams belong to the same phase.
Phase 2
Old floor layers will be removed in the agreed work areas. Water and electrical routes can then be prepared for the new layout. The kitchen receives appliance and induction-hob connections. The excluded conservatory floor area will not undergo the same strip-out.
An open floor allows services to be routed before the new finish covers them.
Phase 3
The new build-up includes a prepared sand base, membrane, two 10 cm PIR layers, reinforcement and water-based underfloor heating. Heating distribution is planned around an eleven-circuit manifold. The study retains radiator heating. Screed and preparation for the floor finish follow.
Heating and insulation are planned together as parts of the complete floor system.
Phase 4
We will insulate and line the agreed exterior-wall areas and form new partitions and service boxes where needed. Plastering follows. Planned doors include a kitchen sliding system, steel-and-glass doors and a glazed door in the new hall.
Wall thicknesses, doors and service boxes need to fit together to avoid awkward finishing junctions.
Phase 5
The ground floor is planned to receive click-PVC flooring, underlay and skirting. This is separate from the wooden upstairs floor the owners will install themselves. Work is expected to start in late October 2026 and finish in late January 2027.
Planning the three parts separately keeps the work sequence and the owners’ own tasks clear.
