A complete renovation from the floor build-up

The discussed floor build-up accommodates services above the existing concrete slabs. Materials and available height need to suit the existing construction.

This story describes the planned work. The final result will be added when confirmed.

02 / Step by step

The project in phases

Phase 1

Assessing before opening up

The proposal for this Rotterdam home covers the ground and first floors. Existing floor layers are first removed where the new build-up is planned. Before demolition, the need to investigate suspect materials must be assessed. This is a project in preparation, so the page describes the plan rather than a completed result.

The plan

  • Assess the need to investigate suspect materials before demolition.
  • Remove existing floor layers and prepare the new build-up.

Why this matters

This project remains a proposal. Before demolition, the need to investigate suspect materials is assessed. The new floor build-up must then suit the existing concrete slabs and available height.

Phase 2

Combining services and the floor

The discussed solution keeps electrical and plumbing services above the existing concrete slabs rather than relying on chasing into them. A 4 cm XPS layer and underfloor heating are included in the floor plan. Available height determines how these items, services and the final finish can fit together.

The plan

  • New electrical and plumbing services.
  • Discussed floor build-up with 4 cm XPS and underfloor heating.

Why this matters

The discussed plan keeps services above the existing concrete slabs and includes 4 cm XPS. This is project-specific, not a rule for every home. Insulation, services and heating must fit together within the available height.

Phase 3

Rooms and finishes

Alongside new electrical and plumbing provision, the scope includes kitchen preparation, bathroom and toilet, ceilings, plastering, painting and internal doors. The sequence moves from hidden services to visible finishes. Connection points must first be established, after which surfaces can be closed and finished.

The plan

  • Kitchen preparation, bathroom and toilet.
  • Plastering, painting, ceilings and internal doors.

Why this matters

Kitchen, bathroom and toilet layouts determine many connection points. Plastering, painting and internal doors follow that preparation. This makes clear which choices the client needs to make early and which finishes follow.
